How the Tax Receipt works
What it estimates
The City of Edina portion of a residential property tax bill. County, school district, watershed, and other taxing authorities appear as separate lines on your statement and are not included.
The estimate assumes a homesteaded home. If yours is not homesteaded, use the city amount on your tax statement instead.
The formula
- Homestead exclusion: homes that are owner-occupied get a reduction in taxable value. It shrinks as value rises and reaches zero at about $517,200, so most Edina homes receive none.
- Net tax capacity: 1.00% of taxable value up to $500,000, plus 1.25% of the value above $500,000.
- City tax: net tax capacity multiplied by a city factor (k = 0.301).
